Community Development Project Manager
Summary
A family-owned construction management, development, and general contracting firm in Brooklyn focused on multifamily affordable and supportive housing is hiring a Community Development Project Manager. The role oversees affordable housing developments from inception through stabilization, with direct reporting to the CEO and a strong community-impact mission.
What you'll do
- Manage affordable housing projects through the full development lifecycle (pre-development through stabilization).
- Review city/state subsidy term sheets and perform initial financial feasibility analysis.
- Structure and execute LIHTC transactions, tax exemptions, municipal bond financing, and debt-to-perm financing.
- Coordinate with lenders, tax credit syndicators, and financial institutions throughout construction.
- Track requisitions, capital stack components, and milestone deadlines; drive milestones and remove roadblocks.
- Ensure compliance with affordable housing tax credit guidelines and related regulations.
- Identify financing sources (pre-development, construction, permanent loans, tax-exempt/IDA bonds, New Markets Tax Credits) during underwriting.
- Create, update, and refine financial models and pro formas for LIHTC, bonds, and NMTC-related transactions.
- Interface with government agencies and programs (HPD, HCR, HUD-related programs) and manage stakeholder communications.
- Work with faith-based partners and community organizations; support community partnerships and future development opportunities.
- Promote local workforce participation in construction projects and support tenant/stabilized housing outcomes.
- Provide recommendations for property management improvements.
- Maintain detailed documentation and help build/refine internal processes.
Requirements
3+ years of experience in affordable housing development.
Direct experience with LIHTC, tax-exempt bond financing, municipal bonds, debt and equity structuring, and subsidy layering across city/state programs.
Understanding of affordable housing compliance and regulatory requirements.
Strong financial modeling and pro forma analysis skills.
Familiarity with lender and syndicator relationships.
Yardi and Procore experience encouraged.
Ability to collaborate across nonprofit, corporate, philanthropic, and public-sector stakeholders; flexibility and poise with diverse groups.
Entrepreneurial, self-directed, able to prioritize multiple projects; proactive and responsive communicator.
Mission-driven orientation and desire to empower and uplift communities.
Availability for occasional evening events, workshops, and training.
Conditions
In-office role in Brooklyn with site travel required.
Salary range: $85,000–$125,000 annually (commensurate with experience).
