Assistant Project Manager
Summary
JRM Construction Management is a general contracting and construction management firm headquartered in New York City with offices across the US. The Assistant Project Manager supports Project Managers in planning, managing, and executing assigned commercial construction projects to meet quality, schedule, owner expectations, and profitability.
What you'll do
- Manage project paperwork and coordination for assigned projects, including pre-construction surveys, site logistics plans, and punchlists.
- Participate in scope reviews and project kick-offs; lead and document weekly internal coordination meetings.
- Review and manage daily logs, RFIs, submittals, estimating packages, leveling documents, subcontracts, and specifications.
- Interpret contracts, job specifications, and floor plans to support safe, high-quality execution and subcontractor performance.
- Distribute and track drawings/sketches, submittals, RFIs, schedules, and punchlists to maintain the project schedule.
- Assist with project financials, maintain understanding of approved budgets, and forecast changes.
- Negotiate, administer, and monitor owner/subcontractor change orders (including purchase orders) and manage cost/profit impacts.
- Track approved and pending change orders against the approved project budget.
- Coordinate project close-out, including as-built drawings, final billing, occupancy permits, owner acceptance, manuals, warranties, subcontractor close-out, and substantial completion documentation.
- Identify potential issues proactively and propose resolutions.
- Perform other related duties as assigned.
Requirements
Bachelor’s degree and 3+ years of experience, or an equivalent combination of education, training, and/or experience.
Preferred experience with a commercial general contractor.
Ability to manage detailed financial obligations; resourceful, driven, and self-motivated.
Strong multitasking, time management, and organizational skills.
Ability to work under deadline pressure and consistently meet deadlines.
Proficiency in reading commercial construction plans and specifications.
Required software: Microsoft Office (Excel, Word, PowerPoint, Outlook).
Preferred software: MS Project, Procore, Timberline, Bluebeam.
Must be authorized to work in the United States without employer sponsorship.
Conditions
Location noted for salary disclosure: New York City (salary range applies if performed in NYC).
Compensation varies based on geographic location, experience, market conditions, education/training, and skill level.
