Manager, Studio Site and Services - Fort Monmouth

Summary

Netflix is seeking a Manager, Studio Site and Services to oversee facility operations at Netflix Studios Fort Monmouth, its new East Coast flagship hub. The role leads day-to-day engineering, maintenance, safety, vendor coordination, and budget management to ensure studio spaces are functional, safe, and supportive of production and creativity.

What you'll do

  • Lead, mentor, and manage a facilities team to ensure operational excellence and cultural stewardship.

  • Oversee day-to-day facility operations, engineering, maintenance, and safety across production areas, offices, and communal spaces.

  • Manage preventative maintenance and repairs for building systems (HVAC, electrical, plumbing, mechanical, fire/life safety) to minimize downtime.

  • Design, implement, and monitor preventative and predictive maintenance programs to improve reliability and equipment lifespan.

  • Prepare and manage operating and capital budgets; monitor spend and identify cost-saving opportunities.

  • Oversee capital improvement projects, renovations, tenant improvements, and equipment installations.

  • Negotiate contracts and manage relationships with vendors, service providers, and contractors.

  • Ensure compliance with local/state/federal regulations, safety policies, and environmental standards; develop and enforce facilities policies and procedures.

  • Track and report environmental metrics (e.g., energy usage and cost, waste diversion) and drive continuous improvement initiatives.

  • Partner with Studio Safety and stakeholders on emergency preparedness and incident response.

  • Collaborate with cross-functional stakeholders to support shoots, events, and special projects.

  • Conduct audits, inspections, and risk assessments; maintain records and report on facility performance and maintenance activity.

  • Stay current on industry trends and emerging technologies; drive improvements in sustainability and energy management.

  • Perform other facility-related responsibilities as assigned.

Requirements

  • Bachelor’s degree in Facilities Management, Engineering, Business Administration, or related field (Master’s preferred).

  • 8–10 years of progressive facilities management experience, including 3–5 years in a senior/supervisory role leading a facilities team.

  • Experience in a media, entertainment, or creative production studio environment (highly valued).

  • Strong people leadership skills with ability to lead, motivate, and develop diverse teams.

  • Deep knowledge of building systems (HVAC, electrical, plumbing, mechanical) and fire/life safety.

  • High proficiency with preventative maintenance practices and Building Management Systems (BMS).

  • Experience with construction project best practices.

  • Ability to review, analyze, and interpret architectural and engineering drawings.

  • Certifications such as CFM, FMP, Universal EPA, or PMP (highly desirable).

  • Strong organizational, analytical, troubleshooting, decision-making, and project management skills for large-scale operating and capital projects.

  • Experience in facilities operations, capital planning, project management, and regulatory compliance.

  • Familiarity with New Jersey environmental standards and permitting; awareness of CAFRA context, monitored capped landfills, and protected species considerations.

  • Excellent written and verbal communication; strong stakeholder relationship-building skills.

  • Ability to exercise discretion and maintain confidentiality.

  • Proficiency with facilities management software and Google Workspace (Docs, Sheets, Gmail, Drive).

  • Willingness to be on call and respond to facility emergencies as needed.

Conditions

  • Location: Fort Monmouth (Netflix Studios Fort Monmouth).

  • Compensation: annual salary range stated; employee can choose compensation mix between salary and stock options; no bonuses.
